Plumbing and heating:
your questions answered.
The questions our customers ask us most often about their boiler, hot water, pipes and our visits.
Heating and boilers
Where can I find my exact boiler model?
Check the identification label accessible without dismantling, the invoice or maintenance report. Keep the range name and all suffixes: VCW 286 or TOP 22/28 alone may not be enough.
Does Bulex F22 always mean low pressure?
No. The ThemaCondens manual cited in our article associates F.22 with insufficient water or pressure. The older ThermoMaster F24E, FAS28E and F28E manual gives excessive pressure for F22. Check the model before topping up.
Why record the subcode with Bosch EA?
The subcode can distinguish different conditions. The official Bosch lookup cited in our article gives different descriptions for EA-227 and EA-511. Check applicability to your model; do not automatically apply those results to an older Junkers.
Does my Radson radiator show a boiler code?
An ordinary radiator does not have a boiler diagnostic display. Identify the boiler or electronic controller actually showing the message, then look up its brand and model.
Can I order a part based on an error code?
The code alone does not prove which part is faulty. Diagnosis compares the manual, symptoms and measurements before proposing a repair; replacing a part without those checks may leave the cause unresolved.
Why does my boiler pressure keep dropping?
Falling pressure usually comes from a small leak in the circuit, a recently bled radiator or a worn expansion vessel. If the manual allows it you can top up slowly; if the pressure drops again, have the leak traced.
What does the error code on my boiler mean?
The meaning of a code depends on the brand, the model and sometimes a sub-code. Note the full code, check our error-code guide by brand, do one reset only if the manual allows it and call us if the code returns.
Why do my radiators stay cold?
Air in the system, closed valves, sludge or low pressure are the most common causes. Check the valves and the pressure and bleed the radiators if you know how; if the problem persists, a diagnosis is needed.
How often should a boiler be serviced?
It depends on the fuel, the type of appliance and the rules in your region. We tell you what applies to your equipment and give you the relevant documents after the visit.
How long does a boiler last?
Lifespan varies with the type of appliance, water quality and above all servicing: a regularly serviced boiler generally lasts longer. When breakdowns pile up, we compare repair and replacement.
Should I repair or replace my boiler?
We compare the appliance’s age and condition, parts availability and the cost of repeated repairs before advising you. If replacement makes sense, we prepare it with you.
Why is my boiler making noise?
Banging, whistling or gurgling often comes from air in the system, limescale, low pressure or a worn pump. Note the type of noise and when it happens, and have the appliance checked if it persists.
Why does my boiler keep stopping or restarting?
It can come from low pressure, poor circulation, a sensor or a disturbed flue. Note the code shown and call us: repeated restarts need a diagnosis.
My heating fails in winter: what should I do?
Check the power supply, the pressure and the code shown, do one reset if the manual allows it, then call us with that information. The phone is reachable 24/7; the time slot is agreed during the call.
Hot water
Why have I lost my hot water?
Check that the appliance is powered, the pressure and any code shown. If heating is affected too, the cause is probably in the boiler; if only hot water is affected, a water heater or sensor may be at fault. Call us with that information.
Why is my hot water lukewarm or unstable?
Limescale, a temperature sensor, a worn mixer or too much demand for the equipment can explain an uneven temperature. A diagnosis finds the cause before a part is replaced.
My water heater is leaking: what should I do?
Turn off the appliance’s cold-water supply, switch off its power if you can do so safely, protect the surfaces and take a photo. Then call us so we can prepare the visit.
Does a water heater or boiler need descaling?
It depends on the water hardness and the equipment. Falling flow, white deposits or poorer hot-water performance are clues. We first check that limescale really is the cause before treating it.
Plumbing
What should I do about a water leak?
Turn off the water (the appliance’s stop valve or the main valve), protect the surfaces, mop up and take a photo. Then call us: the exact location of the leak helps us prepare the visit.
How do I unblock a sink or toilet without damaging the pipes?
Remove the waste you can reach, use hot water if the material allows it and a plunger. Avoid repeated use of chemical drain cleaners. If several fixtures back up or the blockage returns, call a plumber.
Why is my tap dripping?
Most often a seal or cartridge is worn. Depending on the model, the part or the whole tap is replaced. Send us a photo and the brand if visible so we can prepare the visit.
Why does my toilet keep running?
A worn flapper, a badly set float or a limescaled mechanism lets water keep flowing. The fix is usually adjusting or replacing the mechanism; do not leave it running for long as it wastes water.
Why does my sink or shower smell?
A dry or dirty trap, deposits in the drain or poor ventilation are the usual causes. Clean the trap if you know how to refit it properly; if the smell persists, have the drain checked.
My pipes have frozen: what should I do?
Turn off the water, open the tap concerned and let it thaw gradually: never use a flame. If a pipe has burst or leaks after thawing, turn off the water and call us.
Booking and contact
What information should I prepare for a boiler repair?
Prepare the address, contact number, full reference, a code photograph and displayed pressure. Explain whether heating, hot water or both are affected, and mention leaks, noise or recent work.
How do I request a service call?
Call us, message us on WhatsApp or use the form on the contact page, where you can attach photos. Tell us your town, the equipment (brand and model) and the symptom or code shown.
Do you handle emergencies, evenings and weekends?
The phone is reachable 24/7. The visit time is agreed during the call and immediate arrival is not guaranteed; we tell you what is possible and how to limit the damage in the meantime.
Which towns do you cover?
We are based in Lembeek (Halle) and work in all 19 communes of Brussels-Capital, across the Flemish Brabant ring around Brussels (Dilbeek, Asse, Wemmel, Grimbergen, Vilvoorde, Zaventem, Tervuren, Overijse, Hoeilaart, Linkebeek, Drogenbos, Beersel, Halle, Sint-Pieters-Leeuw, Lennik, Gooik, Pepingen, Roosdaal, Ternat, Merchtem, Kampenhout, Kortenberg…) and in Tubize, Braine-le-Château, Braine-l’Alleud, Waterloo and Lasne. Give us your exact address to confirm.
Which boiler brands do you work on?
Vaillant, Bulex, Viessmann, Bosch, Junkers, Buderus, De Dietrich, ATAG, ACV, Ariston, Chaffoteaux, Riello, Radson and Chappée, depending on the model and parts availability. Tell us your appliance’s reference.
How much does a service call cost?
The cost depends on the fault, the parts needed and the time on site. We discuss it with you based on your description and what we find; describe the situation to us for a first conversation.
What should I have ready before calling?
The appliance brand and model, the full code shown, the symptom and since when, a photo if safe, your address and a call-back number. This lets us arrive with the right equipment.
Do you speak Dutch and English?
Yes, we answer in French, Dutch and English.
